Selling a House for Bitcoin: Returns, Risks, and Real-Estate Re-Entry:
In 2022 we sold our home to buy more Bitcoin, relocated within Melbourne and Byron Bay, and three years later crossed an AUD 150k price target. The move was a five-bagger versus the S&P 500, fixed income, and leveraged property yields. Bitcoin’s self-custody, fixed supply, and early adoption drove outsized capital growth relative to fiat-priced assets.
Trade-Offs: You Can’t Live in a Bitcoin:
Renting in a tight Australian market meant 15 moves, high costs, poor stock quality, and instability for a young family. Shelter is a first-order need; independence and lifestyle justified taking profits to reallocate into a primary residence.
Due-Diligence System for a Healthy Home:
Non-emotional process is my approach, north-facing yard, quiet street, second living, garage, grass. Layered reviews include energetics/feng shui (site shape, aspect, water), EMF testing (magnetic, electric, RF; mitigation with shielding), mold and moisture audits, and a deep building report (compliance, structural joists). Target is “no red flags,” not perfection.
Financing, Structure, and Valuation:
Use pre-approval, comparables, and a conveyancer to negotiate terms. Explore capitalized-asset lending, LVR, company structures, and opportunity cost of selling vs leveraging Bitcoin.
Market Context: Rates, Money Printing, Migration:
Australian prices reflect monetary expansion and rapid net migration; auctions and agent tactics amplify FOMO. Goal is not “growth at any cost” but shelter that at least matches real inflation while preserving Bitcoin-denominated purchasing power.
